This may include your name, email address, phone number, mailing address, trip dates, and payment information. You may browse this site anonymously, but providing certain information may be necessary to complete a booking or respond to your inquiry.

Non-personal identification information We may automatically collect non-personal information whenever you interact with our site, such as your browser type, device type, operating system, and general information about how you found or used the site.

Inquiry and booking information This site does not process payments directly. When you submit an inquiry or booking request through our form, your information (such as name, email, phone number, and trip details) is sent to us via Google Forms and may be stored in Google Sheets or a similar Google Workspace tool. Payment details and final booking confirmation are arranged separately, directly between you and us, by email or phone.

Web browser cookies Our site may use cookies to improve your experience, such as remembering preferences or understanding how visitors use the site. You can set your browser to refuse cookies or alert you when they're being sent; some parts of the site may not function as intended if you do.

How we protect your information We use reasonable data collection, storage, and security practices to help protect your personal and payment-related information from unauthorized access, alteration, disclosure, or destruction.

Sharing your information We do not sell, trade, or rent your personal information. Inquiry and booking details you submit are shared only with us (the property owners) and may pass through Google's services (such as Google Forms or Sheets) as part of how our inquiry form works. We may share anonymized, aggregated information (not linked to you personally) for general business purposes.

Data retention We retain booking and guest information for as long as needed to manage your reservation and to meet our legal, tax, and accounting obligations (including Florida and Sarasota County recordkeeping requirements for short-term rentals).

Children's privacy This site is not directed at children, and we do not knowingly collect personal information from children.

Changes to this policy We may update this Privacy Policy at any time. The "Last updated" date above will reflect the most recent revision. We encourage you to review this page periodically.

Your acceptance of these terms By using this site, you signify your acceptance of this Privacy Policy. If you do not agree, please do not use this site. Continued use of the site after changes are posted means you accept those changes.

Terms & Conditions

By submitting a booking request, making a payment, or staying at a property managed by SunCoast Luxury Estate Vacation Rentals ("we," "us," or "our"), you ("Guest") agree to the following terms.

1. Booking & payment Submitting an inquiry through our website does not guarantee a reservation. After you submit a booking request, we will contact you by email or phone to confirm availability, finalize your dates, and arrange payment. A booking is only confirmed once we have received your deposit and sent you a confirmation. A 50% deposit is due to confirm your reservation, with the remaining balance due 30 days before check-in (or in full if booking within 30 days of check-in). Accepted payment methods will be provided to you directly by us when finalizing your booking. Listed rates do not include applicable taxes and fees, which will be confirmed with you before your deposit is due.

2. Taxes Rates are subject to applicable Florida state sales tax and Sarasota County tourist development tax, currently totaling approximately 12% (subject to change).

3. Cancellation policy

• Cancellations made 30 or more days before check-in: full refund of amounts paid, minus a 5% processing fee.

• Cancellations made 14–29 days before check-in: 50% refund of amounts paid.

• Cancellations made less than 14 days before check-in: no refund.

• No refunds are provided for early departure, no-shows, weather conditions, or pool temperature (see Pool Information below).

• We encourage guests to consider travel insurance to cover unexpected circumstances.

4. Check-in / check-out Check-in is after 4:00 PM and checkout is before 10:00 AM. Self check-in is available via keypad, with access details provided before arrival. Early check-in or late checkout may be available on request and may incur an additional fee.

5. Occupancy Maximum occupancy is 8 guests. The primary renter must be at least 25 years old and present for the duration of the stay. All guests must be registered at the time of booking; unregistered guests are not permitted. Exceeding the maximum occupancy without prior approval may result in additional charges or termination of the stay without refund.

6. House rules Guests agree to follow all house rules published on this site, including those related to noise, parking, smoking, pets, the grill, bikes, and pool safety. Violations may result in additional charges or immediate termination of the stay without refund.

7. Damages We do not require a security deposit. Guests are responsible for the cost of repairing or replacing any property, furnishings, or amenities (including pool equipment, bikes, and grill) damaged beyond normal wear and tear during their stay. Any such charges will be invoiced to the guest directly after checkout.

8. Liability & assumption of risk Guests use the pool, bikes, grill, and other amenities at their own risk. To the fullest extent permitted by law, we are not liable for injury, loss, or damage arising from their use, except where caused by our negligence. Guests are responsible for the supervision and safety of any minors in their party, particularly around the pool.

9. Pets / service animals Service animals are permitted with documentation provided at the time of booking. Emotional support animals are not considered service animals under this policy and are not permitted.

10. Right to refuse or remove We reserve the right to decline a booking, or to end a stay early without refund, in the event of a violation of these terms or house rules, illegal activity, or behavior that endangers the property, neighbors, or other guests.

11. Indemnification Guests agree to hold SunCoast Luxury Estate Vacation Rentals harmless from any claims, damages, or expenses arising from their stay, except where caused by our negligence.

12. Force majeure We are not liable for failure to provide accommodations due to events beyond our reasonable control, including natural disasters, hurricanes, or government orders. In such cases, we will work with guests on rescheduling or a partial refund consistent with the circumstances.

13. Pool information This home features a private outdoor pool. The pool heater is set to a maximum of 85°F. Pool temperature depends heavily on outdoor weather, and during cooler months water temperatures may range between 65–71°F even with the heater running. Pool heating is provided at no additional charge, and refunds or compensation are not provided based on pool temperature. Optional heating above 85°F may be available for an additional fee, weather permitting.

14. Governing law These terms are governed by the laws of the State of Florida, and any disputes will be resolved in the courts of Sarasota County, Florida.
